The fire report gives the origin, which narrows it considerably. Opening a cavity settles it.
Does the Fire Department Tell Me?
Their report records what they found and fought. It is worth requesting and most owners never do.

The visible flames are. Fire can continue burning inside wall cavities after knockdown, which is why crews use piercing nozzles to get water into concealed spaces through plaster and lath.
What Is Still Happening Weeks Later?
Water. It ran down the same cavities the fire ran up, and it sits in plaster, lath and insulation. Weather through an open roof continues it.
Does That Change What I Should Do?
Get the building closed to weather from outside. That is the one genuinely urgent step and it protects the repair route.
"Making It Safe Means Boarding the Inside Too"
Is That Not Sensible?
Covering the outside is. Covering the interior removes the only evidence of what the fire reached, and every buyer then prices the worst case.
What If a Contractor Offers to Do It?
Ask them to leave the cavities accessible. Somebody should look inside before anything is closed.
Is There Ever a Reason to Close Them?
Once the extent is documented and photographed, yes. Not before.

Is the Certificate Not Just for Rentals?
The Certificate of Lead Conformance requirement attaches to pre-1978 rental dwellings, correct. The work rules are broader.
What Applies to My Own Home?
Firms performing renovation, repair or painting that disturbs lead-based paint in pre-1978 housing must be EPA-certified and use certified renovators. That reaches an owner-occupied repair.
I Live in One Unit and Rent the Others.
The let units are rental dwellings. The statute was amended specifically to require certificates for pre-1978 rental units in owner-occupied buildings regardless of unit count.
My Certificate Is Current.
It expires two years from the last inspection and dust wipe sampling, or on turnover. A fire generally ends both conditions.

Not here. Old-growth timber chars on the surface and frequently keeps its capacity, so it can be cleaned back and retained where modern engineered assemblies would have to be replaced whole.

Structurally it often is, once you know what the fire reached. The uncertainty is the problem rather than the age.
Then Why Are the Offers Low?
Because uncertainty is priced. Remove it and the offers move, which is the argument for inspecting before selling.
