Providence has a median construction year of 1939, the oldest housing stock in the state. Unlike most markets we work in, that does not change dramatically from one neighbourhood to the next.

What Actually Varies Is History
Conversion. Whether a single-family house became two or three units, and when. Conversions cut into framing and change what a rebuild would be permitted to be.
Renovation. Whether anyone has already gutted, insulated and firestopped the cavities, which changes the fire behaviour entirely.
Tenure. Whether the building is a rental, which decides whether the certificate regime applies.
Values. Which decide whether repair beats selling, and those vary more across this city than the buildings do.
